Executive Summary
Facilities Management has operational responsibility of
maintaining and improving all facilities at the University of
Connecticut Health Center in order to provide an environment
that promotes excellence in the areas of research, education and
patient care. These operational responsibilities are carried out
via our professionally structured facilities management support
areas of Operations and Maintenance, Buildings and Grounds and
Business Services.
The average total cost for the Facilities Management at the
UConn Health Center is $5.44/sq.ft. versus published benchmarks of some
$6.00-$6.50/sq.ft. for similar type operating facilities.
On a typical day, Operations and Maintenance responds to approximately
125 requests for various plant maintenance / trades associated
services throughout the UConn Health Center.
Through the efforts of 154 employees the department
maintains 162 acres of grounds, which include parking lots,
roadways, sidewalks, stairs, landscapes, turf and wooded areas.
Additionally, the staff operates and maintains 39 buildings,
which total 2,100,000 square feet with an annual budget of $40
million.
These investments are further enhanced through comprehensive
and cost effective property management and asset protection
programs, which include:
- Fully automated work order and preventative maintenance
system.
- Formal daily plant rounds protocol.
- Periodic environmental rounds.
- Extensive service contracts on all mechanical, electrical and
related plant equipment including critical life support systems.
- Ongoing processes including timely identification of deferred
maintenance and life cycle utilities and capital equipment
opportunities.
- Predictive maintenance techniques including vibration
analysis and thermography.
